City officials rejected those plans, leaving the property empty. That stagnation ended six months ago when former city engineer Gene Sellers contacted LeBlanc. Sellers hinted at a massive shift coming to the area involving SpaceX. LeBlanc quickly grasped the potential of this development for his idle land.

Governor Jeff Landry plans to hold a press conference at 11 a.m. Tuesday to confirm the project. Reports suggest SpaceX intends to construct a multibillion-dollar spaceport within Vermilion Parish. Since that news surfaced, builders have reached out to LeBlanc about developing 65 homes on his property. Local real estate agents confirmed that sales are already moving forward with buyers connected to the upcoming venture. While the official announcement arrives next week, the market is already reacting to the speculation.

Market Shifts and Land Demand

Vermilion Parish currently represents the most active market in Acadiana outside of Lafayette Parish. Sales data from Bill Bacque of Market Scope Consulting shows 55 more homes sold in the area this year compared to the same period in 2024. New-construction sales hit 123 this year, nearly matching the 137 total sales from all of last year. Local brokers expect these numbers to climb as speculative buyers enter the region. James Noel Jr. of Sunrise Realty in Abbeville noted that properties sitting for months are suddenly under contract.

Jim Keaty, owner of Keaty Real Estate, observed that the center of demand is moving away from the Lafayette corridor. Land located near the proposed SpaceX site now holds more value than residential lots closer to Lafayette. Investors and speculators are inquiring about acreage suitable for RV parks and worker housing. Keaty warned that the region lacks sufficient hotel capacity to house the estimated 1,000 workers expected for the project. He described the current interest as an army of ants looking for any available square footage.

Regional Impact and Historical Precedent

Stalled residential developments might find a second life because of this new demand. Noel currently manages a 118-lot subdivision in Abbeville that has sat idle for two years. He expects the SpaceX project to provide the market correction needed to revive these projects. Still, the rapid arrival of a massive industrial project creates unpredictable outcomes for local communities. Observers often point to the Starbase facility near Brownsville, Texas, as a case study for what happens when a global aerospace firm moves into a rural town.

Elon Musk announced the Starbase site in 2012. By 2023, the facility employed over 2,000 people. Brownsville saw its population grow by nearly 10,000 residents between 2010 and 2020. Craig Grove, a local realtor in the Brownsville market, noted that the arrival of SpaceX doubled housing costs. While the economic investment is large, the impact on housing affordability remains a significant challenge for long-term residents. Locals often find themselves priced out of their own neighborhoods as out-of-town buyers arrive.

Market volatility is common during these transitions. Grove recalled that housing demand in Brownsville remained steady until 2021. That year, a single social media post from Musk triggered a rush of buyers from across the globe. Properties that sat for years sold within hours. Some investors purchased homes without seeing them in person. Residents in Vermilion Parish should prepare for a similar period of intense, unpredictable market activity as the spaceport project begins to take shape.
